• Nicholas F. Talvacchia is a partner with the firm and Chairman of the Land Use practice group. He concentrates largely on land use and zoning, redevelopment projects, real estate development and transactions, environmental law and development tax incentives.Zoning and Planning: Nick has extensive experience in the approval, financing and construction of residential and commercial development projects throughout New Jersey. He has represented national companies in obtaining development approvals for residential, retail, restaurant and telecommunications projects throughout New Jersey.   State Environmental PermitsNick has significant experience obtaining land use approvals from the New Jersey Department of Environmental Protection NJDEP. His experience includes CAFRA and Waterfront Development applications and Green Acres diversion applications. He also has successfully litigated denials of NJDEP permits.Redevelopment: Nick has significant experience in negotiating agreements for redevelopment projects and experience with condemnation of property for redevelopment projects. He has also negotiated dozens of agreements with the Casino Reinvestment Development Authority (CRDA) in connection with the financing of residential, commercial and infrastructure projects throughout New Jersey.

  He led the development team in amending a development plan, obtaining land use approvals and negotiating a redevelopment agreement and negotiating incentive agreements with the CRDA and the New Jersey Economic Development Authority (EDA) for a multi-billion dollar project.

  Tax Incentives:Nick has prepared Economic Redevelopment Growth Grants ("ERGG") applications to the EDA. In one ERGG approval, a client's project received a $261 million incentive grant from the EDA. In addition, he has obtained a multitude of tax incentives and other public financing assistance for a wide range of projects.
