What are the laws from the Landlord Tenants Act for these things?

I have an opportunity to split 49er season tickets with a couple of people. These seats are incredible, 40 yard line. One person has the rights to the seats and these rights cannot be transfered to anyone but family members. I want to write an agreement that the rights holder agrees to split the tickets each season with other members in the group. First ticket pick would rotate each year to be fair. My worry is that once the rights holder gets in a better financial position, she would no longer agree to sell the tickets to the group and keep them for herself. Any insight would be great..
