I have to write a paper for Freshman English and it has to be a HOW TO paper. Sort of like "how to make a burger" or "how to tie your shoes" but not that. I'm so confused, I think it has to be a 5 paragraph paper, so something that's complex? Depends upon how much you ask them to do. I have plans from dirt cheap to full service. But most of the discount services want an upfront fee, regardless of whether or not it sells, as opposed the the full service folks who are only paid for getting the property sold.. . Furthermore discounters don't do anything beyond MLS and maybe a sign in the yard to sell the property. They cannot afford more. The California market has tanked. Ask yourself if you want to list the property or if you want to get it sold. A full service contract is likelier to do productive things to sell your property. When the market is so hot a monkey can sell a property in three days for $20,000 over the asking price, it might make a certain amount of sense to choose a limited service discounter. Right now, that's not the way things are.. . The standard full service commission is 3% to the listing agent and 3% to the buyer's agent. Even the discount listers will tell you to offer 3% to the buyer's agent if you're smart, and they want about 1% for themselves, usually in the form of a check up front.. . The difference between the discounters and the full service is therefore about 2% of the price. The price difference you'll get, particularly if your buyer's have a good agent, will likely more than make up for it. Furthermore, the sale will likely be quicker.. . You make up your own mind. But when I'm out there looking for bargain properties for my clients, just the thought of dealing with a discounter has me anticipating how happy my client is going to be when it's done.
