What if she was Married but seperated, never got divorced. She is now terminally ill, and has given power of attorney to her adult son from a previous marriage. She also has a minor son with this husband, that son lives with her. Does the son who she gave power of attorney to, have control over everything even if the husband wants to come back? Or does the husband get it, and get a say to how things are to be runned? since they are married still and have a son? Please help me with this question.. thank you..

One of which is affordability. It seems in every market in this real estate bubble the entry level home were getting further and further away from the entry level 1st time home buyers from being able to afford. This was my first sign as you can count on the fact that once entry level (1st time home buyers or base level wage earners) can no longer afford the houses that they will stop selling and thus the values would stop increasing and start retracting.. . The second sign was what I call the banker giveaway. In order to make the now unaffordable homes affordable and keep the line coming in of new mortgage applicants you started to see the rise of "Creative Financing Loans" now many of these loans are still a good idea today if used properly (I have used them myself to buy property with) but they were being oversold as the yellow brick road to home ownership causing prices to continue to increase. Then as competition heated up the banks started getting crazier with their offerings until the last batch of loans were so complicated that they were designed by Physicists from Harvard (This is true i'm not making that up) I saw amortization and repayment plans that were some complicated that most financial planners I knew couldn't even understand them. These loans were bad ideas for 90% of the people they were sold to and it kept jacking the prices up further. These loan were referred to as sub prime or exotic loans and many of them didn't even need income to qualify !. . 3rd add to that the building boom where contractors were building home as fast as they could ignoring the above basic market principles and so builders that were normally building $250k houses were now building $500k houses as fast as they could pour the foundations.. . All of these factors were headed for an eventual crash like i have witnessed 2 times before. It was at that point I pulled out and waited for the crash and it came. I was preaching the crash in 2007 and no-one would listen. Greed deafens all but the most experienced and wise men.. . To add to all this the bankers that were so greedy and un restrained they were tripling the value of their securities with a made security called "Default Credit Swap" which was a complete debacle and only worked as long as the economy stayed strong. It was worse than a ponzi scheme and was nothing more than a massive house of cards that banks all over the world were playing with. Once the market collapsed these "Default Credit Swaps" were not only worthless but financially crippled to the banks and investors that invested in them and this we are where we are today.

Much depends on how and where you plan to spend retirement and what your fixed income will be at that point. Some people prioritize being close to the kids, while others dream about moving to warmer climates and less expensive real estate markets.. . If you plan to stay where you are you owe it to yourself to at least investigate the options that exist to you, both with available properties and available loan programs. While your rent may be $1000/month now, you know it will go up, where as a fixed rate mortgage will stay very close to the same and provide equity to leave to your heirs. Plus single family houses are not the only option to a buyer.. . The state does offer a special loan program that will make everything more affordable too. See link.
