You need to speak to an estate planning/disability attorney who can review your situation in light of your state's laws that control where and how you can spend your check.. A nursing home is probably not the best place for an alert and oriented twenty year old. You don't state your life expectancy, but you could be facing decades in the same institution with elderly roommates- you could outlive not only all of the other residents over and over, but the staff as well. This would not be good for you emotionally. There are other alternative living arrangements for young, disabled people. Your local social services office should be able to assist you with placement.

You would normally deal with a solicitor to draw up a power of attorney or settle guardianship issues. There are different forms of power of attorney suitable in different situations, This is why you need proper legal advice as to which power of attorney suits your specific situation, It is not that expensive to get the best advice for the grief it can save.

'Landlord' You can indeed add more power or weight by signing the agreement as a deed, since many landlord's have lost their case's trying to claim unpaid rent from guarantors precisely because they did not sign the agreement as a deed. Which is why i'm on here asking this question!.
