• Suzette Sims joined McQuaide Blasko in 2009 after moving to Pennsylvania from the State of Indiana, where she practiced for nearly 20 years. Suzette's practice has focused on civil litigation, including negligence, wrongful death, business and property disputes, breach of contract, employment discrimination, product liability, toxic tort, medical malpractice, and worker's compensation. Your's is an all too common dilemma in the current real estate environment. In many markets, sales volume and prices have declined sharply and, with the current crisis with sub-prime mortgages, a smaller number of families may qualify for new loans to purchase homes, further aggravating an already difficult situation.. . In many cases, the reason a home has drawn little or no interest in a period as long as 8 months relates to it being overpriced. Have you lowered your price since it was first listed? Is it listed with a Realtor and, if so, was a professional market study performed on your behalf to determine its value against comparable homes in your neighborhood? Has that study been updated in the past 8 months?. . Even in slow markets, if a home shows well (good curb appeal, fresh paint, well kept, not cluttered, etc.) and is priced correctly, it should sell in 3 - 5 months. I would encourage you to revisit your pricing (price it as low as you can stomach if your real goal is to "unload" it and move to Minnesota). Hold some open houses and promote it in the paper, on the web, etc. Ask your Realtor to bring his/her caravan by your home (several realtors will tour it and it's great exposure to a much larger pool of potential buyers for you). Decide on the best price to attract buyers and then follow on with the other steps.. . Our firm has investments in various Florida markets (including Tampa Bay) and it is a struggling area right now. For example, in the Naples market, some values have decided by 40% in the last 24 months! By nature, real estate is very cyclical and it will ultimately settle out there as well.

I don't think Mass is a community property state therefore any assets acquired during the marriage might not be considered community property and could belong to one or both, therefore an divorce court would have to decide what assets would belong to either,or make a division of the property, or perhaps issue an order for the sale of certain assets and dividing the proceeds between the two of you.. . In a community property state whatever was acquired by the two of you during the marriage would be evenly divided between the two of you.. . I'm certain a college would require your name to match your transcripts or have a legal document to explain why there was a difference.. . FYI, it does not cost a lot to change your name. You only have to file paperwork with the clerk of courts that states the reasons you would like to change your name and then you have to formally list the application in the newspaper as a matter of public record and to see if anyone objects to your name being changed. Oh yeah, someone can object and potentially your application can be denied. You also have to prove that you have tried to contact any reasonably interested party. For me, I was required to notify my daughter's father by registered mail, since we were changing her last name to mine and he lived out of state and might not see the newspaper announcement. You also have to appear before a judge and verbally tell him or her why you are requesting that your name be changed. After all that happens your new name is legally yours but the name change is not finalized for about 30 - 90 days after...just like a divorce. You receive the official paperwork in the mail. The whole thing takes about 3-4 months so plan on filing in a place that you will be for at least that amount of time. Good Luck!
