    It is not necessary to have a real estate agent in the purchase of a house. You do need common sense. You should be educated in what you are attempting to do. There are several books published on the home buyer purchasing a house. I would suggest you find one at your local book store or library.. . There are certain steps in the purchase of a house. The first if getting pre-approved to purchase a house with a licensed mortgage broker/banker in your local area. The other steps will normally fall in place as your mortgage banker or broker will assist with the other closing requirements. Make sure the mortgage broker is able and authorized to do FHA and VA mortgage loans if you qualify.. . Make sure you use state licensed escrows and title companies to assist you in the closing of your transaction. These two companies will ensure that your transaction is closed according to the laws of your state.. . You would want to make sure you have a property sales contract that indicate the sales price of the property, the down payment, the type of mortgage you plan to get, conventional, FHA or VA. You would also need an expected date you would want to complete this transaction. This date is an estimated date and should reflect sufficient time for you to complete your mortgage loan,so this time frame should be around 30-45 days. Check with your mortgage broker to see when they can close. You would also want to place in this contract who would be paying for closing cost. Some sellers are willing to pay these fees. Some lenders have a limit on the amount of closing cost they will allow the seller to pay, you would want to run this by your mortgage broker.
