A release will really not help you win a case in court. In fact if you have to go to trial, you have already lost. It is very expensive to win a case in court. The purpose of a release is to prevent you from going to trial in the first place..

I purchased a house in Suffolk, Virginia November 2006. I just received a bill from the city for a real estate tax. It has information concerning land values, building values, etc... So my question is---Is my real estate tax my property tax or is this something different. If it is my property tax, then this should be taken care of from my escrow. Any info. you can provide would be appreciated!.

An attorney is not required, as whatever opinion they would have would not matter one iota. A seller would not change the real estate sale document as they are legislated by the state. No one in the real estate sales would change the sales contract for any reason based on information your attorney would provide to you.. . You never need an attorney in a real estate transaction be you the seller or buyer. The laws governing real estate sales to include the sales contract are laid out by state law. No change to these laws would be changed for any reason and information of an attorney.. . An attorney is used by some states as escrow closing agents. These attorneys are acting as middle agents between the seller, buyer and others involved in the sales transaction so the transaction would close according to the state laws of the state of the sale. These attorneys are paid from the proceeds of the transaction. These attorney do not offer legal opinions, the simply act as the closing agent. . Since you engaged the services of an attorney, they require payment if you win or lose. Failure to pay this attorney would cause him to sue you in some court, probably small claims. You might try let's make a deal and see if he would take less than he is asking.. . It always amaze me when someone recommend obtaining the services of an attorney in a real estate sales. what would be the reason someone has a 3 year clause after death on power of attorney document?

I know I can't change the facts of my birth. But some reason, on those court forms and order, I am given the option to amend my name on the birth certificate. I am just unsure if this option is a mandated option. .
