    Samad,

I am a minor and I want to change my last name. Well, not exactly change, but take out my mothers maiden name since I have my father's last name and her maiden name. I've never liked it and I'd like to have just my father's but how can I do so? Is it necessary to go through the court system? UGH. and how much would it cost? I know if you need a correction or something you don't have to go through the court system but I don't know about my situation. . Thanks in advance..

In one word, Yes. Our embassies are like being in the States, and as long as the notary is duly qualified the POA would be recognized in New York, just as one duly notarized in Pennsylvania or South Dakota (for example) would be.

Hi, I am planning to retire in the Philippines with in the next two years i have visited there many times over the last 18mths im 33 young to retire there i had a serious accident 5 years ago that has me looking to secure my self long term i would like my own place while there i mostly stayed in Davao and Cebu and other places ..i have some questions regarding owning town houses and condos. . if the building 60% is owned by Filipinos a foreigner can own a town house or condo in that building . is this true?. also foreigners can rent land for 25+25yrs and if they buy have a business they can rent 50+25 yrs. i am not sure what i want to do here i know i don't want to be paying rent over the long term and not owning or even hotel rates which can add up in the long run. It would be a lot more comfortable to come home and go to the Philippines when i want to and not worry about accommodation while arriving there. . i hear that with owning a Condo there can be all sort of fee's for the condo to keep the building operational or something like that i think there is Tax also yearly that i don't know much about. is this the same with Town houses... Kindly let me know what's possible and not. Thanks. thanks on the replies guys after visiting Philippines over 18mths ago and staying mostly in Davao and Cebu this is without doubt the place i would want to retire within the next two years :) . going back again in January to see the Sinulog in Cebu cant wait,,,. want to ad on the townhouse titles, are some the houses under a title belonging to condos. where a foreigner can own a town house not the land ..what happens about the townhouse on the land.... who owns the land?.
