i need an idea of how to write a letter for laon application!!!. i need ur help guys!!!.

Is the one you bought state specific? There will be less chance of it being challenged if it is. In my state you can download and print free forms that do not have to be typed. Some sites will charge and the forms are usually generic. Type in "State Bar of (state). and go from there. We SC's should also fill out a Power of Attorney for Finance, which you can choose from several options on the same form. I hope I will be able to handle my affairs for quite some time, so I chose that my daughter can take over if 2 Dr's. declare me incompetent. I can also change it if I just feel I can't handle it any more. The bills have to be paid. You should also have a Power of Attorney for Health Care or A Living Will only if there's no one you can trust. You may also want A Final Disposition unless you know your family will carry out your wishes. I filled out all 4 and went to my bank and they (4 people, 1notary and 3 witnesses) singed for me. Have each form paper clipped with the No. of witnesses needed. Even though I went when they were not busy. I brought a nice big box of chocolates for them to share. You should review these forms periodically to make sure they still reflect your wishes. You can make copies but the original is the only legal one. If you keep it in a safety Deposit box in the bank, make sure your personal rep knows where the key is and always keep it in the same place. It's very expensive if the bank has to break into your box. If you trust your rep completely, you should take that person to the bank with and have him or her sign as someone who is allowed to get into your box, in the event that you need something, but can't get it yourself, but that person needs the key, hence the importance of keeping in the same place. Sorry if I just complicated your life. If the will you have is state specific, then I agree with those that say check at the library. I just never heard of one that had to be typed.

You are not only dealing with CA real estate law, but apparently another state, so you have that states real estate law to deal with in addition to both states income tax laws and likely a LLC crossing state lines. There is a LOT of room for error here, especially if you screw up your taxes, CA revenue makes the IRS look like a bunch of pussies if you screw up, they are very aggressive. You should include your CPA in this little plan, as it sounds like a nightmare to me.
