    A general power of attorney gives the attorney in fact a broad range of powers to step into the shoes of a grantor. Such things include the right to buy and sell property, write checks, conduct business transactions, sign documents etc. On the opposite side of the spectrum from a general POA is a special POA which authorizes a person to do a specific thing (handle a closing on a house for instance) (I almost always would recommend specials not generals not only because they limit power but they tend to get honored more).

    On my birth certificate from California, my first name is Miguel. However, starting with my social security number and since kindergarten, my mother always filled out Michael. Miguel was my Dad?s brother who had five daughter?s and no son. Mom preferred Michael and every other legal document including my Air Force records (I had to fill out an affidavit for the USAF) had the name Michael. Last year I had to go to the DMV in Texas after I moved there. They use one?s birth certificate to verify citizenship. After 30 years as a licensed driver in California as Michael, the DMV here called me Miguel. This is the only legal document since I was a kid to have that name. I was told I needed a legal name change to modify my driver?s license. Is that true? What?s the process? If it?s not true, is there a form I can fill out at the Texas DMV to get the correct name on my license?.

    For friendly emails (not business ones), I have my email set up to always include a signature "tag line" -- my name and a graphic. Since my email address shows up at the header, they already know who it's from... Sometimes I'll finish up with TTYL

    I seriously doubt that it will go below $300K to $325K. But, within the next 10 to 15 years, it should be back up to 2007 prices and beyond. That's just the way the real estate cycles work in California - and have since the end of World War II.. . If you plan on living in the house, or at least keeping it and renting it out, for at least 7 to 10 years, buy it now. It may go down in price a bit more. But, interest rates are extremely low right now and the place will look like a steal 10 years from now, regardless of whether it goes down more or not.. . Also consider that this is a buyer's market right now. Even though there's lots of inventory for sale, everyone is waiting for the bottom of the market to make their move. But, the only way to know that the market has hit bottom is after the fact, when prices start coming back up. When that happens, everybody will be clamoring to get back into the real estate market. You'll start to see bidding wars that will drive the prices up. Inventory will sell off fast - particularly the most desirable properties - and the "perfect" homes that may be available today will be gone or more expensive than they are now.. . If you find something you like now and can afford it, go for it and don't look back. And, then you can look forward to that several thousand dollar stimulus tax credit next April.
