What are the laws on a doctor drug testing your urine sample without your knowledge?

I'm about to purchase a property in Pennsylvania that I am going to rent for weekends, weeks, or months at a time. I need a standard lease agreement specific to PA. I've found some sites that offer state by state leases but am not sure if there is a simpler form that can be used for short-term vacation rentals..

Power of attorney given by a living person is valid till the time he or she is alive or he or she does not cancel/revoke it. After the expiry of your father this POA became invalid & now you cannot use it. If you do so you can be held for misrepresentation & criminally charged for such act. Better use the death certificate to get his name cancelled as the first holder of all his shares/mutual funds which will then remain exclusively in your mothers name who is the second person named in these.

I think if you really want to do this then of course its obtainable. But remember, you need a credit score of at least 640 to qualify for a loan, and enough income (usually two times the amount of the mortgage) with a stable job of at least 6 months. You also have to pay taxes on the property, and pay for homeowners insurance (as well as renters insurance for the first year only on top of homeowners insurance, I know it sounds crazy, but thats how it is). Plus, you would want to have enough money to fix things on the property. as a renter, you would be responsible for maintenance to the home (furnace goes out, hot water heater, needs a new roof, plumbing, etc.) So, on a part time job, I am unsure if this would be appropriate. But if its really what you want to do, then go for it keeping all these things in mind. This is why so many people rent... Good luck! Hope this helps. Oh, and if someone decides they cant pay rent that month, you are still responsible for the mortgage payment. Or if its unrented for a period of time, again its up to you to make current payments on the home. Its alot of responsibility, so really think it through.
