Using Windows XP, how can I create a form in Word and later use it as a template?

I've been a notary for over 20 years. Yes, a notary can sign as a witness..at least in my state. As far as the eviction papers being notarized....there is no law that forbids it and is probably just a personal choice of the landlord.. . Before you go off on this...you really need to educate yourself of what a notary's signature means.

I am going to test drive a car tomorrow that is listed on ebay. If everything goes well I would like to pay the seller a deposit after we negotiate the purchase price. . I want to protect my deposit and the sales price through an agreement, so that the seller doesn't take my deposit and sells the vehicle to someone else on ebay.. Are there any sales agreement templates available that you could help me with. The ones I found online don't seem to protect me in this situation. . Thanks in advance for your help....

My husband & I are looking to purchase an investment property. We put an offer in on one (they countered, and we're about to go back w/ best and final), it's a duplex in basically a "blue collar" neighborhood, on the lower end of asking prices, has 2 long term tenants, and has been maintained well by the current owner. However, what makes me nervous, is there were 2 sales on this same dead end street that were all recent duplex foreclosures, that sold for much less (in the 60's/70's, vs asking price on current duplex 112k). I don't know what condition those homes were in, but I'll assume they needed some work. But, even if they did need work, is it reasonable that a non foreclosure sale would be almost double the price? There are very few duplex sales to compare this home too (only 1 other, non foreclosure two miles away, that sold for $114k), so our price is a really a guess, and I'm not sure how much these foreclosures should effect our offer price..
