I owned a retail store several years ago - and have since been employed as a retail analyst.. . Below are some points - not a complete list but hopefully it gets you started .... - don`t believe what is provided to you from the existing owner unless it comes in the form of an audited financial statement. Pro Forma`s are just guesstimates and unaudited financial statements mask problems. - what is your break even - this is important. If you don't know how to calculate break even you will be making decisions blindly. - have you been given a copy of the lease (Im assuming the store rents or leases space from a real estate owner). If not, get it before you decide - because the rental agreement can include future escalations in rent (ie a step lease which means the rate per square foot increases yearly). . - Get a lawyer to review that rental agreement and lease and get an accountant to review the audited financial statements and give you an opinion. - take each operating expense (ie rent, utilities, taxes etc) and calculate what percentage of your gross sales you will need to cover these costs. Typically here in Canada rent should not exceed 10% of gross sales. . - have you done your own research on traffic - sit outside the store in your car on a busy day (Saturday I presume is busiest) and count the number of people that go in the store.
