I just found out that I'm a power of attorney for a 60 year old lady who is going to prision?

Ok, so my parents own a 280 acre farm. I'd like to buy 120 acres of it.. It's appraised at $3,600 an acre, but they would sell to me for $2,000 an acre. . - Just wondering is this legal to buy way under appraised value? I know they still have to pay capital gains taxes but on the sale value or the appraised value? Also the reason we want to do this and stuff is to. not have hefty inheritance taxes when they do pass on. Anyone know which is a cheaper tax capital gains or inheritance? . - - And if it helps for state laws this is in Wisconsin.. Thanks for all your help.
