Real estate law is governed by each State. However the law of contracts is governed first by the Uniform Commercial Code. Most States have their own version as well.. . The law provides for you to end the contract if there are enough problems to show that the other party is not performing on the contract. You have to show there was a breach of contract. In the case of real estate agency contracts there is fiduciary care. Meaning the real estate agent, by law, must show a duty of care. If this care is violated you may be able to end the contract.. . The first step would be to contact the real estate agent telling them you wish to end the contract and ask if they would comply. There should be a form to complete. Make sure they give you a form. If they do not contact the agent's broker. If the broker does not have a form, contact an attorney. You need to get this in writing.. . If the real estate agent will not end the contract, then contact the agent's broker with a list of all of the problems and that you wish to end the contract.. . If you get no where with the broker, contact the local real estate organization, or the State real estate commission. You can also contact a real estate attorney.
