Our property management is horrible and we're not in a position where we can move out. They have scheduled multiple walk-through inspections in which the same woman arrived and told the property management that our house was "filthy" among other things that were not true. What would be true is that we have a 2-year-old son, so it's most likely not going to be completely spotless but it will NOT be filthy. I have attempted to discuss this with the property management before, but no one wanted to handle it. In addition, they apparently scheduled a follow-up walk-through for today, for which we got the notification for at noon (two hours after she arrived) postmarked day before yesterday. I turned the rep away since I was not informed (this could have been a thief for crying out loud!). This is what I have thus far for my letter addressing the issue:. . --------------------------------. . To Whom It May Concern:. . Please be advised that the letter regarding the most recent scheduled walk-through of Tenant?s unit arrived at approximately noon on the day indicated in the letter. The Property Management is advised that, to ensure proper delivery, notices of a time sensitive nature should be mailed at least 3-5 business days in advance. Should the Tenants not receive the notice prior to a scheduled date, they reserve the right to refuse entrance into the unit per the lease agreement.. . Please be advised that prior walk-through reports have been greatly exaggerated an/or contained falsifications about the state of the unit. The latest completed report (May 2, 2009) also noted several conditions that had been communicated to the Property Management prior to that date including, but not limited to, worn carpet (erroneously referred to as ?filthy? in the most current report), curled linoleum, and a cupboard door off it?s hinges. Tenants have attempted to speak with a representative of the Property Management about these reports, however the representative did not take any action to determine validity of Tenants statements. Also, be advised that the woman to complete the walk-through inspection on May 2, 2009 will not be allowed in the unit due to falsifications on multiple walk-through inspections, regardless of any notifications from the Property Management. Should she attempt to gain entry into the unit for any reason she will be turned away.. . Also, be advised that the Tenants will NOT be responsible for damage due to normal wear and tear and/or that the Property Management has been notified of prior to the last inspection (May 2, 2009) as the Property Management has either declined to take immediate action and/or taken minimal action. This will include, but is not limited to, worn carpeting, curled linoleum, cupboard door off the hinges, and damage to front entry door. The Tenants are, however, responsible for damage caused due to neglect or accident that happened but was not indicated to the Property Management prior to May 2, 2009, including but not limited to damage to bedroom door and faux drawer face removed from bracket under the kitchen sink.. . Lastly, be advised that the Tenants have requested copies of prior walk-through reports on June 5, 2009. This request was refused by a representative of the Property Management, citing proprietary information. Tenants then requested a copy without proprietary information, in which they were told by the representative that everything is ?pretty much? included in the letter received by Tenants. The representative then began to verbally list off items NOT included in the letter received by the Tenants. For this reason, and also to prevent misinformation, Tenants intend to use a video recorder of the inspection scheduled tomorrow (June 12, 2009) in which the representatives will be requested to verbally state what is listed on the report.. . Thank you for your consideration of these issues.. . --------------------------------. . Any suggestions on what could be changed?. Jay T - I'm only expecting it to be effective to a point (outlining what we will pay, and to let them know that that stupid woman is no longer allowed in our house). I'm also going to have it as my attempt to resolve the issue if I have to take the issue up with the NARPM. =) Also, if I have to take it up with the NARPM, I can also include the fact that it took 6 months for the PM to replace the old, rusty, too-small water pump (that leaked rusty sediment into the water) when it was failing repeatedly, as well as complaints from other tenants that live in the same complex as me with multiple unresolved issues along the same lines as what we're experiencing :).
