A power of attorney generally has to be notarized to be properly executed, and a notary is not supposed to notarize a document without witnessing the signature or having the person attest that that is their signature. If a notary does stamp a document without witnessing, they have committed fraud and could have their notary license revoked and could be held personally liable for any damages resulting from the improper notarization.. .     Hi,. . A friend of mine has fallen into a rent scam and she's been asking advice which I couldn't really help out with.. I feel really sorry for her and want to do my best to help out and thought of turning to everyone here for advice and guidance.. 6 months ago my friend moved into this house which was advertised privately on the web.. The rent conditions were 6 months council tax exempt (landlord to pay) and utilities included which she thought was a bargain although the monthly rent was slightly high compared to the condition of the house.. No contract was provided and her landlord emphasised 'trust' rather then legally binding each other.. I agree this was a stupid mistake and she took things for granted.. 6 months has passed now and the landlord is surprisingly demanding she pays the outstanding (!?) council tax and utilities and verbally abuses and threatens her at least 2 times a day!. She has argued plenty of times of the terms and conditions of the agreement but the landlord is in complete denial.. Out of desperation she contacted the website where the ad was placed however the company said they were unable to retrieve deleted ads.. Can someone please help?. My friend has a very gentle soul and right now she's traumatised from the experience she's going through... . I send my sincere appreciations for reading this..
