How to create a Cover Letter?
This is maybe one of those ones where the estate agents term "virtual freehold" has confused the matter. I have seen that term banded about where the lease is >100 years and the ground rent is no more than a few pounds per annum. There is still clearly a lease there, but the agents seem to think that the tiny size of the liability allows them to use the word freehold with impunity.. . Forget the deeds - did your solicitor not give you a purchasers pack which has all the relevant details - a little map of the area, a floor plan with a red outline, key documents, a bit of narrative on the things to consider etc etc. If they didnt, I would ring and ask them why not!. . Sometimes when you own a freehold property you still have to contribute towards something which which is used in common such as a road way, external lighting, a gate etc. You pay a share of the maintenance cost in the same way as you would if you were a tenant in a leasehold property. To secure payment, the person responsible for doing the work takes a rentcharge over your property as security so that if you don't pay up they can threaten you with repossession.. . Your Land Registry title will tell you
