I'm guessing she has religious convictions or simply old-fashioned views about propriety, so this would be demonstrating to her that you do have respect for her wishes and are not doing anything that goes against her beliefs.

A person can change their name by common usage provided it is not been done with the intent to deceive or to facilitate a crime. Deed Poll is the formal way to make a name change but few (if any) people in Australia would do it to register a surname change as a result of marriage.. . In most countries birth and marriage certificates (the formal Government registration version) show the surnames of both parents/spouses. So when Mary Smith marries Bill Jones her marriage certificate shows her name as Mary Smith and not as Mary Jones. Any child of that marriage will have a birth certificate that shows the mothers name as Mary Smith and the father's as Bill Jones.. . Even if a couple aren't formally married they can take the same surname under the common usage rule. Surnames are actually a pretty recent innovation in Western society and thus the rules are flexible.. . Most official forms in Australia (like Tax returns) just have a section where you can record a name change when you are completing the form. It shouldn't be any kind of big deal.

You'll need to find an agent that has some experience with short sales as it is a somewhat complicated process. An agent that knows the ins and outs will be able to get the process started more quickly. Start the short sale process right now by contacting your lender and get aggressive at marketing your property for an offer. Once you have an offer then you have something to forward to the lender. Remember in a short sale the lender will be the one who will accept or reject an offer so you'll need to convince them that the offer you have is the best they will get and their only other choice would be to foreclose and try to sell the home themselves. Obviously if they feel that the offer you have is just as good, or better, than anything they might get in the future they will accept it and you can successfully pull off the short sale.. . Work quickly! If an NOD has already been filed then time is not on your side. Get a good agent right away. Get your documentation together quickly. Lower your price today to get an offer tomorrow.. . Another thing to keep in mind is that you may be sent a 1099 by your lender after the short sale or foreclosure and you could owe taxes on the amount of difference between your loan amount and the price you sell your house for.
