How is this query letter?

I have discussed with my mother a choice of giving up her right to be her own guardian. I would take over the responsibility for her, but I really don't know what this entails. Could someone enlighten me please..

What are homeowners option? The Lender already had at least one bad experience with the contractor and fails to inform homeowner.. Just to elaborate some more. This was for a construction loan in which one of the lender's previous client used the same contractor (reason for contractor referring lender). However, this contractor also abandoned the previous client's work causing a delay in completion time thus causing loan to go into 15% defult rate - which is favorable to lender. With contractors like this, the lender will always be in business if clients are forced to pay a 15% rate after the loan has expired its construction term and the project is still incomplete. Why would the lender use such a person (contractor) if they are aware of the contractor's track record. Shouldn't they at least warn the borrower?. This is in NYC where we do have a DCA. Lender is in NYS..
