With all the foreclosures going on these days, banks might be kind of swamped with foreclosures to the point where they drag their feet on responding to offers. Or, they may just be keeping the offer window open to see how many offers they can get. I once put an offer on a foreclosure and didn't hear anything for a couple weeks. So, I figured they hadn't accepted it. Then, about a month later, I got a letter from the bank stating that they had multiple offers on the property, and for me to submit my best and final offer if I still wanted to be in the running. I didn't because I had found other properties I was interested in by then.. . And really, the only difference between a foreclosure and regular property sale is that you are buying the property from the bank and they don't have to submit a property disclosure form (a transfer disclosure statement, or TDS). So, the buyer has full responsibility to determine the exact condition of the property and has no recourse after buying the property to get compensation from the seller for any preexisting conditions (you can't sue the bank or their real estate agent for non-disclosure). That's the risk with buying a foreclosure.
