Go to the Credit Forum and look in the sticky section (located at the top of the page) for the thread about the new IRS policy and removing paid tax liens. The site is free to read, free to use any info in it and free to ask any questions that you may have. In that thread you'll find more detailed info, including a sample letter template to use in dealing with the IRS, etc, etc.. . Removal won't happen overnight, since you're dealing with the government lol, but it should only take a month or two.

I own a piece of commercial real estate w a mortgage of 3750 that I bought a year ago. I have a tenant that uses half the space who wants to become a partner by giving me 25 k down and 3 k a month. He would get half the appreciation from the current valuation on it when we sell which I foresee being very far down the road. Any pitfalls here that I'm not seeing? it looks pretty good to me, seems like it would give me some longterm stability, and if he ever defaulted, at least I have the 25 k right?.

Clarety is the most complicated to learn. They go from VVS1 all the way to I2. I don't think they sell a clarety poorer than I2. The clarety is definied as the visible occlusions/faults in the diamond. VVS1 is very very slight. VVS1, VVS2, VS1 and VS2 can't be seen by the eye. SI1, SI2 can be seen with a microscope or loup. I1 and I2 can be seen by the naked eye. The less likely the visibility, the better the closer to VVS1 the more expensive.. . The saying goes that the fiance should spend 2-3 months salary on the ring. Personally, I find that excessive in today's society and economy. If you shop around, you can find a very good diamond for around $800 to $1000 unset. You always want to look at unset stones. Once you have been to talk to a jeweler and seen what the different types of stones look like, then I would look up diamond brokers in the yellow pages and go there to actually buy the stone unless the jewelry store will match the price which ours did. Also, make sure that the stone is certified and that you get a copy of the certification when you purchase the stone. The best stones are actually engraved with an identification number.. . Another thing you'll want to consider is the depth of the cut and the table of the cut. This is why it's best to go to a jeweler to get educated. Some things are just easier to learn when you can see them.
