When a person dies with no will, it is called "intestate" and each state has laws relating to the legal handling of the estate (which includes debts owed, such as the house if not paid for). The norm is that if there is no spouse, it is divided among the next of kin (usually the children). The court appts a person to act as executor, meaning the person who handles these details. It does not have to be the child or children, but you do have an interest. . Since you are inexperienced on this, yes, a lawyer is going to be the best route. You might look up legal aid for your area, and ask them concerning which lawyers in the area would handle probate filings. It is very possible he can be paid from the estate itself.. if you are not the sole heir, then that is the fair means to do so.

if i leave live rock out for about a day or two will the bacteria still be alive? or should i wait and buy it when i am ready to put it in the tank for cycling?. thanks!.

I am not a lawyer and have no idea what the housing market in your area looks like.. . 1. You do not mention other sources of income for your relative. There may be advantages if he is receiving help to be in one house as opposed to the other. I would look into this.. 2. If your housing market is near the national average you would likely not receive any reverse mortgage on the second house and that on the first would likely be insignificant after all the cost for the loan. The income would likely have to be planned for 10 or more years.. 3. You also need to consider the retirement accounts assets with the present stock market. The bailout may help but we are in for some pretty turbulent time for awhile. Make sure the assets are in relatively safe investments.. . My recommendation: See an estate planning professional before you see a lawyer. They will be able to work out future income/assets and may have ideas where to find additional income your relative may need. There are many government programs for low income and disabled seniors.

You do not need an attorney not a real estate agent.. . If the property is in pre-foreclosure and is still owned by the person then you might contact this person. Once contacted you would have to make a offer, sign a contract with the sales price, amount you are giving the owner for his equity and take this contract to an escrow closing agent. Make sure the contract say "Taking the property "Subject to the existing mortgage". The closing agent and title company would understand this statement. These two licensed companies would ensure your transaction would close according to the local, state and federal real estate laws.

The online glasses places will put the lenses in for you (but you need to fill in the info from your valid prescription). A lot of the optical shops will put lenses in frames you bring in, but not all, so you might want to call and check first. The cost varies a lot depending on what kind of lens, what coatings & other options you want.
