In a follow-up email to a prospective employer, should I use his first name or Dear Mr...?

A cover letter is ESSENTIAL when applying for a job. As you can explain WHAT you are good at and explain WHY you think you should be given the job instead of another applicant.

I am attempting to get a picture book publishished, but for some reason cover letters and queries are killing me. What exactly are they supposed to look like and what is supposed to be in each?.

Ummm, I'm confused. You just completed a purchase for a condo, you bought the home and have the keys and all is well correct. If so, this all should have been done prior to closing. If you have to pay to get your deed completed after closing, you have a very serious issue. A grant deed is a typical deed executed for a purchase transaction, this grants you rights to the property your purchasing. A quit claim deed would be used if you want to bring your girl or brother into title to the property with you. The homestead dec is something you can file or not file. I've seen it both ways, it won't hurt you to file it, but if won't harm you if you don't. I never held up a file in a homestead state that didn't have a declaration recorded. When you purchase a property, you should obtain an owners policy of title insurance. You would be amazed at the number of previous owner liens that are still on record. An owners policy is your ace in the hole, it is your clean slate of ownership to the property and it puts the onus on the title company to get that lien removed, which they usually won't do and they will just write a letter of indemnity to your title company when you refi basically saying don't worry about the previous owner lien, this is our issue. Now if you do not have an owners policy, it will be YOUR responsibility to get this previous owner lien removed. Always, always, keep the hud from your transaction, without an owners policy, this may help you clear the matter up. See, the issue with previous owner liens is that state laws tend to keep these liens for 20-60 years, depending on the state and if it goes long enough without being detected, the title company won't get a lien release, they will write a letter of indemnity with absolves the new title company from any liability and allows you to close, but it never takes care of the lien.
