• Erik A. Bergmanis is the managing member of Bergmanis Law Firm, L.L.C.   Mr. Bergmanis was born and raised in Kirkwood, in the St. Louis, Missouri area. He graduated with honors from Drury College in Springfield, Missouri, in 1982, where he earned his Bachelor of Arts Degrees in Accounting and Business Administration. He was a member of Alpha Lambda Delta, Phi Delta Phi, and Kappa Alpha Order fraternities. After graduating from Drury College, Mr. Bergmanis attended the University of Missouri - Columbia School of Law, and received his Juris Doctorate in 1985.

  Mr. Bergmanis became licensed to practice law by the Supreme Court of Missouri and the United States federal court in 1985. Immediately thereafter, he began his continuous years of service to the Missouri Bar and citizens of the State of Missouri by serving on the Missouri Bar Young Lawyer's Section Council from 1986 to 1995, and was the Chair Person of the Young Lawyer's Section Council from 1993 to 1994. Mr. Bergmanis has served on the Missouri Bar Foresight Committee, the Missouri Bar Professionalism Committee, and the Missouri Bar Complaint Resolution Program. He has been a member of the Missouri Bar Board of Governors since 1999, has served on the Board of Governors Executive Committee, and has been Chairman of the Missouri Bar Finance Committee for the past seven years, from 2005 to the present. He has been the Chair Person of the IOLTA Fund Task Force Committee, and served on the Special Committee relating to Tort Reform. He is the author of the Missouri Bar CLE Deskbook, "Boating While Intoxicated," and continues to serve on the Missouri Bar Legal Education Committee. Mr. Bergmanis has served as Municipal Judge for the City of Linn Creek for the past 17 years.

  Mr. Bergmanis has served on the Advisory Board of ALTECCO, a Mission organization that serves the Amazon region in South America. He is a past board member of the Camdenton Chamber of Commerce, the Lake of the Ozarks West Chamber of Commerce, the Advisory Board of People's Bank, and is a former President of the Camden County Jaycees. He has also served in the past as a member of the Camdenton Rotary Club. Mr. Bergmanis has served over the past ten years in the capacity of coach for various Jefferson City hockey teams, including the Jefferson City High School Varsity Hockey Team 2008-2009 and 2010-2011.

  Mr. Bergmanis makes his home at the Lake of the Ozarks with his wife, Alleta, and their two children, Cole and Lisa.

it is relatively inexpensive and can save you a world of grief.. . - Pay for (and factor in to your rent) certain maintenance services. I pay for lawn fertilzation and weed control, and pest control, because my tenants typically don't have the "pride of ownership" attitude, and the lawn is really expensive to replace. This actually attracts a higher class of tenant who appreciate not having to deal with that sort of thing, and I am able to recover that by bumping my rents just a little. Both of these services cost me under $60 per month.. . - Including a $25 deductible per call for repairs or service will make tenants less likely to harass you over every little nickel and dime thing. Certainly you must take care of needed repairs, but the urgency and importance of it seems to fade a bit when the tenant is sharing in the cost just a little.. . - Arrange for a quarterly "check-up" visit with each tenant. Gives you an opportunity to find out if anything needs fixing before it becomes a more expensive and major thing, and you can see how they are keeping up the premises.. . - Be scrupulous in giving and getting receipts for everything, and insist on having everything in writing or email. If you make some statement to the tenant, follow it up with an email confirming your understanding of what what discussed and what all have agreed to. If they state something to you, say "okay, but i'll need you to mail or email that to me as well.". . - Do the walkthroughs (pre-movein and post-moveout) in person with the tenant. Write everything down, document with digital photos, and have both of you sign off on it all.. . - Become intimately familiar with your state's laws on landlord-tenant situations. Too many get into trouble by not following the letter of the law regarding notices, evictions, what you can and can't do, disposition of property left behind, etc.
