I have served as Treasurer of a Coop Board and have never come across this situation. Generally contracts of sale are drawn up subject to Board approval. So a decline would result in your escrow being returned to you.. . But the Board screening process happens AFTER a firm mortgage commitment has been made and the Board interview is a formality that happens AFTER your financials have been approved.. . Your post suggests that the Board believed you asked them to decline you before you had a binding commitment from the bank and before they examined your financials. If this is indeed the case, you may have lost your escrow.. . EDIT: Your case is indeed unique and I would say that you have a high risk of losing your escrow. If you had a binding commitment from the bank and you asked the Board to reject you because you thought the bank would not meet its obligation, then this can only be because your application was fraudulent in some way.. . EDIT2: If I understand correctly, the buyer of your old apartment failed to come through and your contract was not conditional on this sale even though you could not have funded it without. Your mistake was to go to the Board in this situation, you should have reported the problem to the bank and got them to withdraw their funding.

If you really want to be sure about being able to make medical decisions, etc., you can go to an attorney and have them draw up a Durable Power of Attorney for Healthcare. You can also have them draw up a Durable General Power of Attorney. While you're at it, make a will or a trust package and also a Living Will. A lot of times, Trust and Estate Planning attorneys will make a package deal of all these documents. If you want to change them later, you can.. . I don't even understand all the fuss, since the above means are legal for achieving the intended purposes of gaining access to marital benefits. That's the argument I keep hearing in favor of gay marriage. If those goals can be achieved through already existing means, why stir up so much conflict? Just do it this way and live in peace with others in society.. . So, adopt each other, get a trust package, have a reception and vacation if you want. Problems solved.. . That's my 2 cents, but I'm sure there are plenty of people who would disagree.

First of all, congratulations to the both of you! I was married last year and changed my name. I would recommend going to the SS office first because it will take a couple weeks to get the new card. After you get that card, it's way easier to change everything else. You can go to the DMV in the meantime if you want though, you just need a certified copy of the marriage license (hint: you'll need a couple of those certified copies!) although in my situation I waited until I got my SS card and then went to the DMV because all I needed to show them was my card and nothing else.
