Send a formal eviction notice. You need something in writing. It sucks but it has to be done.. . It doesn't have to be some template cold letter. But it does need to contain the necessary information to meet the rules of clear communication. Such as when you want her out, ie at least not sooner than 30 days from the date of delivering the letter. If your parents own the place, have them take the fall.
