    Breaking the lease will require you prove his failure under 'warrant of habitability'. That means he failed to provide a habitable unit for the rent. The basic habitability requirements are:. . secure place (doors and locks). secure from weather (roof doesn't leak, no holes thru exterior walls, etc). Hot and cold running water. Heat. meets health codes. . So, I am going to guess that you have sent the letters, have proof you made these in writing. So, write one last letter. SEND IT CERTIFIED. Send a second duplicate letter (to be sure he gets it. (if the certified letter comes back because of no signature..keep it..do not open it). . In this letter inform the landlord that as of some date if the problems are not resolved you will seek other accommodations, and the further the landlord is liable for your costs due to his failure to provide habitable living space.. . I've used the word accommodations because in most States the failure of the landlord in a case like this leaves him responsible for pay for your alternate housing till it is fixed...or refund your rent while the problem remains unresolved.

    It's OK if you don't want to register your kennel name. If you want to, you have to pay a yearly dues (if I'm not mistaken) to keep your kennel name registered. What that means is that you have to PAY so that nobody else can use that name as a *prefix*. If you do decide on a kennel name, and someone else already DOES have that kennel name registered, you can't use it. If it's the same as someone elses kennel name, but the name is NOT registered, you can still use it. When I use to show and breed, I had a *kennel name* that I never registered. What I did was to put my kennel name on the registration forms and let the purchaser COMPLETE the rest of the registration name. Most of the time, I had a *theme* for each litter. I wrote down a list of names from which people had to choose from. If someone didn't like the names that I had chose, it was OK, but I requested them to choose a name the would go with that theme. Everyone always complied with this. There was only a couple of times that I actually registered a puppy in MY name, and then in turn had a supplemental transfer to the new owner. Keep in mind, when registering a litter, you get a registration application for EACH individual puppy so there is one application for each buyer. Once you have filled in YOUR kennel name on EACH form, it can't be changed by the new buyer. AKC does not allow for *scratch outs*, or using *white out* on any form. The application must be in it's original form when the buyer submits it.. . Let me give you an example. Let's say you chose the kennel name of *Jane Doe.* On EACH form YOU would print Jane Doe, or Jane Does's, and the buyer would fill in the rest. If the theme for the litter was photography, some of the names suggested by the breeder might be:. Jane Doe's Photo Flash. Jane Doe's Kodachrome. Jane Doe's Picture Perfect
