For nearly two decades, the law firm of?Carmody Torrance Sandak & Hennessey has assembled teams of individual attorneys who have trial, real estate and land use experience necessary to handle the legal needs of our clients in Fairfield County and throughout Connecticut.

Our transactional and real estate lawyers have developed considerable experience on issues of zoning, land use, municipal and administrative law primarily as it relates to commercial real estate development. We have handled numerous complex commercial real estate projects for owners, tenants, builders and developers in Fairfield County including office buildings, condominiums, subdivisions, shopping centers, retail outlets and mixed use projects.

We view ourselves as trial lawyers for both clients and other lawyers, and we are often referred cases by other firms and attorneys who have confidence in our attorneys trial skills. In addition to being prepared to bring any dispute to trial, arbitration or hearing, we pride ourselves upon our ability to craft sensible business solutions to commercial disputes and to effectively negotiate resolutions (lawyer to lawyer or through methods such as mediation and arbitration) to serve our client's interests. Three of our attorneys have served as Special Masters for the U.S. District Count of Connecticut and several of our attorneys have served as attorney trial referees to adjudicate cases in the Connecticut Courts. Additionally two of our partners have been tained and serve as private mediators and arbitrators. We represent clients in all state, federal and appellate courts in Connecticut, in federal courts in other states, and before many municipal, state and federal administrative agencies.

I am planning to buy a home in San Diego, but the records on the county assessor's web page does not match the information provided by my Real Estate Agent. I cannot quite explain the discrepancy. I discussed this with my Real Estate Agent and he/she cannot quite explain it as well.. . 1) Under what situations can the listed home belong to the Real Estate company selling the home [ The Real Estate company is a 6799 Investment company ].?. The Real Estate Company claims that the sellers are from out of the country and all paper work takes a long time to be acknowledged in terms of signature or any other agreement.. . 2) The taxes due on the assessor's page does not match the sale price. It is way less than what the home sold for in 2005. The home sold for around $ 600 k in 2005, but the tax rate is only $ 3,500 per year. It should be around $ 6,500.

The cost of sending a letter abroad?

The letter you need to write is called a Statuatory Declaration and you can usually find templates of them on the internet. . It would depend on what country and state you are in as to a particular template, but just try googling "statuatory declaration template" and you can usually able to print them out or type them directly into the template online, depending on what you prefer. You can also pick up copies of Stat Dec forms from your local court house.. . As a general tip, stick to the facts and be specific as to exact dates and times your friend has been caring and continues to for the child to date, whereabouts of parents if known or unknown and anything else significant about the circumstances depending on the reason why you need to do the stat dec for them.
