Firstly, may I clarify that by renting through an agency you will still be renting off a private landlord - the only advantage of an agency is that there will be several properties available to view, but counter to that, everything you ask them to do will have to be checked with the landlord first - you may as well contact the landlord yourself.. . Another thing to realise is that people with far worse financial situations than you do manage to rent places, so all hope is not lost! And well done on sorting your finances out.. . Seven months full time employment is great, do you have a previous landlord who can verify that you pay your rent when it should be paid and that you look after the property? This would help.. . Can you provide a larger than normal deposit? Landlords are adverse to risk - this would offer some security.. . A major help would be finding someone who will legally guarantee that you'd pay your rent etc. In fact this will be an essential for most landlords with a tenant in your situation - again, it is all about minimising risk.. . Finally, remember that rental decisions are made by the landlords, not the agencies, so if an agent has 100 landlords on it's books, they will all have differentcriteriaa. You should phone the agents and see if they have any landlords who will accept you - you will get several nos (sorry) but perseverance should pay off - as I said earlier, tenants with a higher risk factor than you domanagee to find somewhere, it will just require a little patience.. .
