I have a laptop that I bought from Dell. I have not yet paid it off (financed), but I am about to sell it to someone locally for cash. I plan to change the ownership through dell so that if they were to ever have any problems and needed to contact warranty, he would be the new listed owner. (at least I hope its that easy). I will continue to make my monthly payments through dell...but my question is should there be some type of contract signed between the two of us at the time of sale stating that he is buying the laptop "as-is",only after fully inspecting and approving of its condition first? Maybe I've seen too many court-tv shows...but I just dont want anything to come back on me. He is paying cash, and will probably not ask for a receipt, should I not really be the one who has to worry so much if something were to ever go wrong in the future? If I do need to make some kind of contract, what kind of contract is it? And are there any websites that would have a template for this form?. The laptop is still under dell warranty for the next 5 months..

Third, why 24 hours? That company would have spent months, if not a year or more, advertising the position in Canada, obtaining an LMO, looking overseas, etc. and it will take months for Citizenship and Immigration Canada to process your work permit application.. . Forth, $6,500 for a sales and business development job? That is $78,000 per year. Get real. There is no shortages of qualify sales and business graduates in Canada, especially at those salaries levels. Even if there was... why are they hiring in India? Why wouldn't they hire in the United States, Australia, New Zealand, etc. where people have perfect English, high end business degrees, and experience in the North American/western market? Do you have a masters degree, have you sold a million dollars in product last year, have you actually worked for a food company, etc.?. . Fifth, why are they quoting salaries in US dollars?. . Sixth, have you actually seen the companies web site, researched the company, etc.? Have you Goggled the building, contacted the local business bureau, look at the company through industry associations, etc.? Have you called the companies HR department to see if they are actually looking for workers in India in a sales/marketing job or ask them what overseas recruitment agency they are using? Have you actually met anyone in this company, visited their offices, etc.?. . Seven, how did they meet you? Real companies don't send you information or ask you to apply via emails. They (or their recruitment companies) advertise in industry associations, trade journals, universities and schools, etc. They have real offices in those countries and they schedule actual interviews. Why would a company send out emails to random people for a $78,000 job. I could put ads in a journal or web-site in Canada and get a hundred resumes from Canadians. Put it on US web sites and I've have a thousand more.

I have a friend who owns a house and got in way over on her bills. She owes a little less than the house is worth but can't pay. She has been keeping up with payments on the first but the HELOC is behind. . Since there are two houses on the lot my plan is to Quit claim on title, put some money into the second house and rent it out and just pay her mortgages, taxes and insurance and just let her live in the second house for free. When she dies I would take over the whole property.. This is what she wants. Faster the better.. Is this possible? The real estate gurus say to do this but what is the procedure? . Is it better to get on title as the main owner and keep her on title as well and do my above plan? I just don't want to start a new loan cause of the huge jump in mortgage and property tax. This would be much easier..
