    I am a full licensed real estate broker. We are regulated by state laws specifically. Federal laws regulate all who practice real estate.. . Broker is the highest level license states recognize as legal to handle real estate transactions. A full broker can own a real estate firm and employ other brokers, they may work under the umbrella of another broker, or they may be a broker manager for another broker (typical in a multiple office situation). A full broker may also close real estate transactions provided they follow state and Federal laws. Affiliate or salesperson licensed agents must work under the supervision of a full licensed broker. As the broker of record we are responsible for the training and compliance of all under our supervision.. . Full licensed brokers have considerably more education and responsibilities than affiliate or salesperson level licensed. TN requires 250 hrs and 3 yrs of affiliate license status to qualify for a brokers license. Not only are brokers responsible for the actions of the agents under them, in the eyes of the law we are held to a higher lever of responsibility. Brokers tend to have a great deal more experience in the trade, but that is not always true, especially for new brokers. Brokers also tend to hold more professional designations than affiliates or salespersons, indicative of their level of dedication to excellence in their chosen vocation.. . It is my experience that top real estate agents usually hold a full brokers license. I encourage all of my staff to take the appropriate classes and work for their brokers license. Whether it is the public or business clients, once having worked with a full broker versus affiliate broker or salesperson, will usually prefer to work with the full broker. This is especialy true with commercial real estate sales. The knowledge, expertise and experience they bring to the deal is often the difference in a deal working and not. Commercial brokers assist in working through tax issues and occassionally estate issues by providing the client with the questions to ask of their attorney or accountant, or in conjunction with either and/or both.

    I signed a credit agreement with a loan company many months ago, after fulfilling criteria they wanted (after which they said my money would be sent.... it hasn't been), it now seems they arent happy and have resent the application to the underwriter. does this mean that i might not be as accepted as I thought? what is my legal position in this matter after I have already signed a credit agreement?.     General POA will not always work unless it states that you have all attorney options for financial matters.
