    What exactly is power of attorney?

    Your mother should have a POA, at least for medical decisions. There are durable, general POA's and Health Care POA's. They do have to be in writing and signed before a notary. They can be revoked or changed at any time. It is absolutely critical your "aged" mother have, at a minimum, a health care POA. One person can be named to act for her, or all of you jointly. This could be free. My state has a POA in its statutes. You do not need a lawyer to execute a POA. If I draw up a POA for a client who needs some type of special provision, I charge about $50--so they are not generally expensive unless some really unique circumstances exist. A good POA would, at a minimum, designate a 1st choice and a 2nd choice of appointees to make a decision for your mother.

    well if your using microsoft database then it should be really easy.. Just use the wizard that will make it for you.. Its like create web form wizard or something like that... . very simple. . once it gives you all the files then upload them to your web site server... . then direct yourself to that index that was made... . do note that you must have a microsoft server to be able to submit a form to edit a database... it cannot be a linux server !!must be windows hosting powered!!..

    If the tenant is no longer living it the address and they have not given you notice to quit then all you need to do is serve an abandonment notice, you do this by sticking it on the door of the property in full view, do not put it in an envelope, it must be displayed and clearly visible take a photo of the notice in situ. Notice is hereby given that unless contact is made with us within 48 hours, the property will be made secure, you will not be able to gain further entry and any personal belongings will be disposed of.. . Should this property be occupied by any person other than the legal tenant, force may and will be used to eject you from this property if you refuse. Living in a property for which you have no legal entitlement is now a criminal offence and we will prosecute in every circumstance.. . If this property is not abandoned it is vital that the legal tenant contact our office urgently on 01XXX XXXXXXXX.. . END OF NOTICE. . Give them 48 hours to remove their personal belongings or meet with you to sign the lease in a new name and bring the rent up to date. If they do neither then you have every right to change the locks with their stuff still in there. The person living there at the moment has no legal right to be there and is effectively squatting which is now a criminal offence, so you can involve the police and have him removed if he refuses.. .
