does anyone know how to create a database for managing inventory? Microsoft templates don't help.?
Seller pays for:. Real Estate Agent Commissions - usually 6%. State/County Excise Taxes or Stamps - varies by locality but mine was 2%. 50% of escrow fee (about $450) . Title Report & Insurance on property (varies on value, but $1K-2K). Buyers closings costs ($3K - $6K) would only be paid by seller if negotiated as part of the sale contract. If you price your property per market, then there is no reason to pay these items for a buyer. It became common practice for a buyer to offer $6K over market price for a property in order to have those costs included. I don't think the banks are going for that right now.. . I usually plan the cost of sale to be about 10% of the selling price.
