I have found that in General the Appraisers who are Members of The Appraisal Institute are the most competent Real Estate Appraisers.. . If the lender insists on hiring their own Real Estate Appraiser, that is fine with me.. . I pay my Real Estate Appraiser extra to do a "rush" appraisal to get the appraisal done first by my appatraiser.. . Then I give a copy of the completed appraisal to the lender's appraiser.. . In virtually all cases the appraiser that I hire is better educated and has more and better experience than the appraiser hired by the lender.. . I let the lender's appraiser know that I hire my own well qualified appraiser to protect my interests.. . I let the lender's appraiser iknow that I am concerned because it appears to me that real estate values were inflated in the past by real estate appraisals that were too high.. . I let the lender's appraiser know that my offer is subject to the Fair Market Value as determined by my real estate appraiser.
