You need to give legal notice along with the Copy of the revocation of SPA to the Sub-Registrar of the district where the immovable property is located in India for not registering any sale deed that is being signed by your mother with regard to the said property and attaching the SPA that you are hereby revoking by the instrument of revocation.. You can even give a public notice with regard to this revocation of the SPA in one or two local newspapers in India for preventing any transfer of property on the basis of the previous SPA given by you to your mother.
