A general power of attorney issued to any person which relates to any immovable property has to be got registered with the sub-registrar/tehsildar where the such person giving such power of attorney usually resides, in case of a foreign country such GPOA has to be attested by the Notary Public with his or her Notrial Stamp affixed on it. It?s only the registered or the notarized GPOA which can be used/allowed to conduct any transaction in relation to any immovable property. In your case what really happened you gave a Notarized GPOA to your mother from this foreign country where you reside & this GPOA got lost or misplaced & now you want to cancel it. You sent a registered letter to your mother stating this fact & also published this in the newspapers. The next precaution which you should now do is to file a Caveat in the office of the sub-registrar/tehsildar of the district in India where any of your immovable property is located/situated informing such an officer of your cancellation of the GPOA which you issued in your mother's favor & also requesting the officer not to register any such property belong to you or whose titles are in your name without giving you prior notice with regard to such transaction. Now by doing so any person who has got this GPOA issued by you if will try misusing it for any such property transaction will not be able to do so & will be held for any forgery & cheating he purposed to do in relation to your property & against you. If you had given such GPOA from India then a copy of such would have been in the records of the sub-registrar/tehsildar who had attested it but I doubt if the Notary Public in any foreign country keeps any such records for future reference.
