    Lawrence W. Schad (1945-2010) was a founding director of Schad, Diamond & Shedden, P.C. Mr. Schad was also a champion sailor, enthusiastic golfer and world traveler.? Long story short but I am on the brink of evicted because my roommate decided to break lease on me 2 weeks prior to the 31st. I had to sign a 20 days notice to vacate or find a new roommate. I've already found a new roommate, he has filled out an application too BUT my property management company is now requesting we have a co-signer in order to live here. YET I've already paid ALL the deposits, including first and last month's rent. My roommate's and my combined income needs to be 3X the amount of rent and we are about $400 shy of that right now. Even my landlord tried to request to her boss, the property management company, that I should be fine to live here because we've already paid the deposits. Her boss won't budge. We need a co-signer that makes 5X the amount of rent and held a job for at least 4 years. That's outrageous! Luckily I started a job but it is commission based pay only. My landlord wants me to provide a proof of income letter to show her boss-the property manager that I will be making enough $ to where we won't need a co-signer. This is where it gets difficult. I work for a small self-owned business and my pay rate is commission only. Idk if the property management company will consider this reliable income. Also, my landlord repeatedly said that the letter needs to have a business letterhead. The owner doesn't even have a business name yet. I feel like I am fudging on a lot of the details but the owner does have a registered business license and a location of her business. My question is this: How can I prove to my rigid property management company this is reliable income in a letter? Would it be better to have a print out copy and get my boss to sign it or it be on a emailed letter? My boss wants me to provide her business license address in the letter instead of her actual location. Do you think this is wise? My boss thinks that if they look up her business address location, it won't pop up online with her business license info. On top of that, she doesn't have a business company name yet because her small self-owned company is so new. Do you think this information will matter? Will my property management company research that deep into her address? Or will they simply call her to verify my income and job description is accurate?
