  • Our office was opened in Bradenton, Florida in 1962 by William H. Garland. Mr. Garland had moved to Florida after completing College and his military service. He graduated from the University of Florida Law School and soon thereafter set up practice in Bradenton. His practice started as a general practice, but over the years Mr. Garland's work focused on representing retirees in estate planning, trust administration and general elder law matters. Mr. Garland is now semi-retired and limits his practice.

William B. Padelford moved to Florida from Michigan and he completed both his undergraduate and his graduate work at the University of Florida. Mr. Padelford began his practice doing trial work but in a few years he was looking to expand into other areas. He joined Mr. Garland in 2000 and soon thereafter he became the Managing Partner of Garland & Padelford, Attorneys. Mr. Padelford maintains a general practice, but he concentrates on the problems that face retirees.

It is for the benefit of land (appurtenant), such as right to cross A to get to B, or "in gross", such as a public utility easement.. . Dominant tenement is a parcel of land which benefits from an easement. For example an easement exists over parcel A for access to parcel B. Parcel B is the dominant tenement
