What these two people need to learn about the real estate market are totally different. It can be said that you should know everything there is to know, and I suppose on a basic level, sure. But that is precisely why there are professionals in the whole business. I don't have to understand much about the law to buy a house and rent it out if I have a lawyer to ask questions of when I have one.

Estate tax = federal level. The executor generally needs to get appraisals if the entire estate is large. For 2011, that means everything is worth more than $5,000,000.. . Inheritance tax = state level. Not all states have them, but if they do, *you* would owe it.. . Capital Gains tax. When you sell--even though it may be decades from now--you will need to know your cost basis. For 2011, is what the property was worth the day your father died. Without an appraisal, you would be guessing. If the executor does the appraisal, he can certainly give you a copy and save you the expense. If the executor doesn't get an appraisal, you can pay for it, but you do not have to share it with your brothers.. . Property taxes. While there is the possibility the appraisal district could revalue the property (called an appraisal, but not good enough for capital gains purposes), and tell you that you owe going back in time, it's highly unlikely. You will lose any senior citizen tax breaks your father had, so the tax going forward will go up. Only the appraisal district can tell you how much you will owe.

Probability Sampling = a method by which you know the probability of every unit being in the sample. This is important because the inverse of the probability is the number of units in the population that the selected unit "represents". Examples are Simple Random Sampling, Stratified Sampling, etc.. . Non-Probability Samplig = everything else. You don't know the probability of your units being in the sample. Convenience Sampling and Self-selection are two examples on non-probability sampling. An example of self-selection would be a survey taken by readers of a magazine. People who happen to read the mag will decide whether of not to send in their answers. You have no way of knowing the probability of being in the sample.

I know the market is crappy, so don't give me any BS. But how do you go about finding a broker to hire you? Do they provide training? Because we all know hands on experience is really where the teaching is. There's not much we learn in 3 classes from a school, it may prepare us for the test, but not real life!. . I know a friend, he is a genius. BUT: He cannot manage 50 cents. His wife has him on an allowance! She manages all the money, as he could outspend ANY government on sillyness..... . I have done a half a dozen spreasheets for him, budgets, income and expense trackers, you name it. They are useless, as he merely spends every dollar he finds, keeps few receipts, and then 2 months later tries to update the spreadsheet from memory!!! But at all else, he is a genius.
