medical bill in collections and credit report?

What role do commercial real estate attorneys play in a commercial transaction? Are they necessary? I worked for a commercial real estate broker briefly and don't recall ever dealing with an attorney. Do they make more money than a residential real estate attorney? (I'm going to law school next year and thinking about focusing on real estate law, as I already have a real estate degree and I like the field). Thank you for any insights you may be able to give..

What kind of attorney should I use for a divorce?

in this case, you would be suing them for breach of contract (your lease). You already mentioned that your lease's terms state the specific conditions regarding dog feces.. . However, you don't have to sue them to prove your innocence. For you to be legally evicted, a trial must occur. In the event that your landlord initiates the lawsuit, the burden of proof is on their end, which may include written complaints about your dog barking all day and the feces being from your dog. If you go to trial without evidence, then yes you will lose. However, a poop DNA test and audio recordings of your dog NOT barking for extended periods will go a long way in putting holes in their claims. Can the lady who complains about your dog prove it was him? Can she distinguish his bark from 10 other dogs? Does she have evidence that trumps your recordings? Or is her claim an assumption or hearsay?. . You have legal rights and my advice will go a long way in proving you innocent (in the case of an eviction hearing) or your landlord guilty (in the event you sue them).. . Allanas, WTF, the landlord knows where you live? It is ILLEGAL for them to enter your apartment without 48+ hours notice, to harass you, shut off your utilities, change your locks, move your possessions from the apartment, etc without a court order. It will also indicate the amount of your down payment.. . Once you have found a home the real estate agent will then prepare a contract for you and the seller to sign.. . Your mortgage broker will now order an appraisal to show proof of the property value.. . The mortgage broker might ask for additional information or documentation, don't get all up tight this is normal, just supply the information or find the documents needed.. . After the appraisal has been completed you will be called by your mortgage broker to sign your loan docs so you can take possession of your new home.. . Before signing any loan docs make sure they say exactly what you and your mortgage broker went over when you decided on what mortgage program was best for you.. .
